Start with the condition, not the birthday of the roof
An older roof can still have plenty of life in it, while a newer roof can leak because one flashing detail is wrong. The key question is whether the problem is local or happening across the roof. One broken tile or a failed flashing may be a straightforward repair; leaks turning up in different rooms are a different story.
When a repair is still the sensible option
A repair can be good value when the rest of the roof is sound and the fault can be pinned down. That might be a few tiles, ridge capping, a valley or flashing around a penetration. Finding the entry point matters because rainwater can travel a fair distance before it shows up as a ceiling stain.
Signs it may be time to stop patching
- Widespread tile breakage or surface deterioration
- Extensive metal corrosion
- Multiple leak points over time
- Large areas of failed flashing or valleys
- Major renovation changing the roof layout
- Repair costs repeatedly accumulating
Where a roof restoration can fit in
For a sound tiled roof that is simply weathered, restoration can sit nicely between a one-off repair and a complete replacement. It may include cleaning, broken-tile replacement, ridge repairs and coating. What it should not do is cover up a roof that is failing underneath.
Compare the scope, not just the bottom-line price
Two roofing quotes can look miles apart because they are quoting different jobs. Check what is being repaired or replaced, which materials are included, what happens to flashing and gutters, and what is specifically excluded. A cheaper quote is not much cheaper if half the necessary work is missing.

What does this mean for your roof?
A guide can only take you so far. Roof age, pitch, previous repairs and exposure all matter, so the best answer comes from looking at the actual property. Call 0493 157357 or request a quote with your postcode and details.
